The short version
Jupix and Proplio are not the same kind of product. Jupix is a long-established all-in-one CRM for UK estate and letting agents — sales progression, lettings, full property management, client accounting, and agency websites in one platform — with compliance handled as part of the tenancy workflow. Proplio is a compliance platform that does none of the CRM.
If you need one system to run an entire sales-and-lettings agency, Jupix is that kind of tool and Proplio is not — Proplio does not compete in that lane. If the pain point is compliance oversight — the EICR you are not sure has been done, the HMO renewal you might have missed, the council inspector turning up next week — Proplio is the deeper tool, and it is one you can price without booking a demo.
There is also a question specific to Jupix that does not apply to most comparisons on this blog: its ownership history. Jupix is a live, supported product — its owner said so plainly in August 2025 — but that owner also sells its successor, and has repositioned Jupix before. For an agency holding years of compliance records in it, that is worth thinking about calmly, and we do below. This is the honest 1:1 comparison. We make Proplio, so we are biased — we have tried to be fair about where Jupix wins.
What each product is actually for
Jupix has been around for around two decades and was built as a complete agency operating system. Sales and lettings sit in the same CRM: sales progression, tenancy creation and renewals, deposit-scheme recording, client accounting with statutory landlord reports (Section 23(18), NRL6), Scottish PRT support, maintenance jobs with contractor instruction and progress tracking, portal feeds, and agency websites. Compliance lives inside that tenancy workflow: safety certificates are recorded against tenancies with expiry dates, a due-in-30-days list and search filters surface what is expiring or missing, and reminders fire against certificates. It is a real module in a system with a large installed base and established support resources.
Proplio was built around the compliance lifecycle and nothing else. A property has a list of compliance items. Each item has an expiry date. As that date approaches, reminders fire at 90, 60, 30, 14, and 7 days. When an inspector or landlord asks for evidence, you generate a one-click PDF compliance pack. The portfolio dashboard tells you which properties are red, amber, or green. There is no sales progression, no client accounting, no tenancy ledger, no maintenance ticketing, no website.
Choose based on which spine fits your operational reality. If you need the full agency CRM, Jupix is the category you are shopping in. If compliance is the risk you are trying to engineer out, Proplio goes deeper on that one job. For a lot of Jupix agencies the practical answer is both — Jupix for the CRM, Proplio as the compliance system of record.
The ownership question — and why it matters for compliance
This section would not appear in most of our comparisons, but it is the thing a Jupix agency evaluating compliance tooling should weigh honestly.
The history, briefly. Jupix was acquired by Zoopla in 2016 as part of the Property Software Group purchase. In October 2022, Zoopla's chief commercial officer told the industry press that Alto — Zoopla's other agency platform — was "where we are investing our resources"; Zoopla confirmed at the time that it was no longer onboarding new Jupix customers, and built a dedicated Jupix-to-Alto data-migration tool, with migrations quoted at around three to four weeks. The widely drawn conclusion was that Jupix was in maintenance mode with all customers eventually expected on Alto.
Then the course changed. In January 2025 the software division became Alto Software Group, a standalone company, and in August 2025 ASG published a statement titled "A new chapter for Jupix": Jupix is staying, ASG is investing in it, updates are coming around Renters' Rights and Making Tax Digital, and migration to Alto is a customer's choice, not a requirement.
Both of those things deserve to be taken at face value. The August 2025 commitment is real, public, and specific — that is genuinely reassuring, and it would be unfair to describe Jupix as "being sunset" today. It is equally true that the product's owner has repositioned it twice in three years, actively promotes its successor — a platform we compare separately in Proplio vs Alto — and maintains ready-made tooling for moving agents off it. Zoopla itself acknowledged in 2022 that Jupix was not compatible with all web browsers.
None of that means a Jupix agency should panic. It means one specific thing: know how your compliance data gets out. Certificates, expiry dates, and the audit trail of what was done and when are the records a council inspector or a tenant's solicitor will ask about years from now. Whatever platform holds them should be one you could leave — whether for Alto or for anything else — without losing that history. We cover the practical export position below.
Compliance, head to head
Jupix's compliance handling is more capable than people sometimes assume for a CRM of its vintage — the certificate register, the 30-day due list, and the renewal workflow are documented and real. Compliance type coverage. Proplio ships with twelve UK compliance types as defaults — Gas Safety, EICR, EPC, Legionella, Smoke and CO, Right to Rent, HMO Licence, Selective Licence, PAT Testing, Fire Safety, PRS Database, and PRS Ombudsman — plus the ability to define custom types per agency for anything else you track. Jupix's documented compliance workflow is built around safety certificates recorded against tenancies, with adjacent statutory admin (deposits, renewals, landlord tax reports) handled elsewhere in the CRM; ASG's stated roadmap includes Renters' Rights and Making Tax Digital updates. Check current coverage of the non-certificate types — licensing conditions, PRS Database, ombudsman membership — against your portfolio mix when evaluating.
Portfolio-wide dashboard. Proplio's home screen is the entire portfolio in one view, every property colour-coded by RAG status: red (overdue), amber (expiring within 60 days), green (compliant), grey (not applicable). Jupix surfaces compliance through soon-to-expire certificates on its lettings dashboard, a "Safety Certificates due in the next 30 days" list, and refine-search filters for expiring, expired, and missing certificates — useful working views, but its public documentation shows nothing like a portfolio-wide RAG dashboard as the product's front page. In a CRM whose home ground is sales and tenancies, compliance is reachable, not ambient.
Reminder ladder. Proplio's reminder ladder is 90, 60, 30, 14, and 7 days before expiry, configurable per agency in settings. The 90-day lead time is the one that matters most — it gives you time to book a Gas Safe engineer or an EPC assessor before there is any pressure on the date. Jupix generates reminders tied to certificates, and its 30-day due list gives a month's warning; how configurable the schedule is, and who receives what, is not documented publicly — compare it on a demo. One documented gotcha worth knowing: Jupix's own support articles warn that old certificates from prior tenancies must be removed or duplicate reminders fire, so the reminder stream is only as clean as the register's housekeeping.
Audit-ready PDF report. Proplio generates a single PDF compliance pack per property in one click — every certificate bundled, full audit trail of who did what and when, unique verification ID. That is a defensible artefact you can hand straight to a council enforcement officer, a trading standards inspector, or attach to an insurance renewal. Jupix records certificates against the tenancy and produces statutory landlord reports, but nothing in its public documentation suggests a one-click verifiable compliance pack — evidencing compliance means assembling records from the CRM.
Landlord-facing visibility. Proplio offers a read-only share link per landlord — they see their own properties' compliance status without needing a login. No more emailing PDFs every quarter. We found no evidence of an equivalent landlord-facing compliance view in Jupix's public documentation; landlord reporting in Jupix is oriented around statements and statutory reports rather than a live compliance dashboard.
Contractor management. Jupix is genuinely strong here in the broader sense: maintenance jobs with contractor instruction and progress tracking are integrated with the same property and tenancy records, covering the whole repairs workflow. Proplio's contractor module is narrower and compliance-specific — gas engineers, electricians, EPC assessors, legionella assessors — with one-click renewal emails carrying property details pre-filled.

Jupix wins. Proplio does not compete here.
If you need sales progression and lettings in one system, a tenancy workflow with deposits, renewals, and notices, client accounting with Section 23(18) and NRL6 reporting, Scottish PRT support, maintenance job tracking, portal connectivity, and an agency website, you are shopping for an agency CRM — and Jupix has been refining exactly that for around two decades. It also has the weight of a substantial software group behind it, with a stated investment commitment and a regulatory-update roadmap. There is no honest version of this comparison where Proplio is the answer for running an agency's CRM.
This is why "Proplio vs Jupix" is rarely the right question. The right question is "what tool runs which part of my operation — and if we ever move CRM, does our compliance history move with us".
Pricing
Proplio: £29/month flat, unlimited properties, unlimited team, monthly or annual. No per-unit pricing, no feature tiers, no charges for adding users or properties. The price is on the website; you can sign up and import a portfolio the same afternoon.
Jupix: quote-based subscription with custom plans. Neither Jupix nor Alto Software Group publishes any pricing, and third-party software directories list pricing as on request from the vendor. We are not going to invent a number — no public per-property, per-user, or monthly figure exists at the time of writing, so budgeting for Jupix means a sales conversation.
That difference is itself part of the comparison. For a small agency, an unpublished, sales-led price is a real cost: you cannot compare options on a Tuesday evening, and you cannot know whether the quote you got is the quote the agency down the road got. It is also fair to say the products are not equivalent — a Jupix subscription covers an entire agency CRM, Proplio covers compliance only — so even with a quote in hand, the per-pound comparison would be misleading. The genuinely comparable question is narrower: what part of the CRM spend is buying your compliance capability, and would £29/month buy a deeper version of exactly that.
Getting your compliance data out of Jupix
Whether you are adding Proplio alongside Jupix, moving to Alto, or leaving the platform entirely, the compliance continuity question is the same: can the register come with you? The honest answer for Jupix is mostly, with one gap.
- 1Jupix has a documented CSV export: from the Properties list, Refine search, then Export produces a filterable CSV of property data. Separate documented exports exist for applicants, vendors, and landlords. Export is a user permission, so an owner or admin may need to enable it first.
- 2What is not documented is an export of the safety-certificate register itself — certificate type and expiry date per property. Plan for a manual pass: work through the certificate records and capture type, last-done date, and expiry alongside the property export. Tedious, but bounded — an afternoon for most portfolios.
- 3Map the combined data to Proplio's import template — property address, compliance type, last done date, expiry date, contractor — and upload. The full portfolio loads in minutes.

From that point, compliance lives in a system of record that is independent of whatever happens in the CRM lane. If you later move from Jupix to Alto — ASG's own migration tooling makes that a well-trodden three-to-four-week path — or to any other CRM, the compliance register and its audit trail do not move, because they were never trapped in the CRM to begin with. Which to choose
Choose Proplio if:
- Compliance oversight is the operational risk that keeps you up at night

- You need the audit-ready PDF pack for council inspections, trading standards visits, or insurance renewals
- You already have an agency CRM (Jupix or otherwise) and want compliance in a system built for it
- You want your compliance register and audit trail to survive any future CRM move intact
Choose Jupix if:
- You need one system spanning sales progression, lettings, property management, and client accounting
- Statutory landlord reporting (Section 23(18), NRL6) and Scottish PRT support matter to your book
- An integrated maintenance workflow with contractor instruction is a bigger daily win than compliance depth
- You are comfortable with quote-based pricing and a sales-led purchase
- You take ASG's August 2025 investment commitment at face value — which, to be fair, is the most recent official word
Run both if:
- You are an existing Jupix agency and compliance is the part of the workload that keeps slipping — this is the most common ending
- You want compliance continuity insurance: whatever happens between Jupix and Alto, your certificate register is portable and independent
