## UK Landlord Compliance Requirements

UK landlords must maintain the following certificates:

1. **Gas Safety Certificate (CP12)** — Every 12 months. Penalty: up to £6,000 fine and/or 6 months imprisonment.
2. **EICR (Electrical Installation Condition Report)** — Every 5 years. Penalty: up to £30,000 fine.
3. **EPC (Energy Performance Certificate)** — Every 10 years. Must be rated E or above. Penalty: up to £5,000 fine.
4. **Legionella Risk Assessment** — Every 2 years (recommended). Duty of care under Health and Safety at Work Act.
5. **Smoke and Carbon Monoxide Alarms** — Check at start of every tenancy. Penalty: up to £5,000 fine.
6. **Right to Rent Check** — Before each new tenancy. Penalty: up to £3,000 per tenant or up to 5 years imprisonment.
7. **HMO Licence** — Every 5 years (mandatory for 5+ tenants). Penalty: unlimited fine.
